Companies of today need asset management strategies to optimize the value of their assets and the conditions of buildings and properties to boost business performance. Asset management is particularly important when a company operates within a narrow band of regulatory standards and maintenance can disrupt operations. 

The ISS asset management solution is the culmination of a journey taken by ISS over the last five years, both nationally and globally. During this time ISS has grown from an organisation largely focused on soft-services, to one with real depth and vision in asset management, building management and facilities management, specifically for technical clients with extremely stringent configuration control, security and uptime requirements, such as banks, high-availability call centres and telecommunications providers. In May 2019, ISS officially joined the Asset Management Council.

ISS’ investment in asset management, building management and technical services include:

• Strategic Asset Management team –ISS has a team of accomplished industry experts in asset management, building management and facilities management, capable of thoroughly understanding the technical needs of our customers to drive intelligent, data-driven, pro-active optimisation of the asset maintenance schedule and lifecycle.

• National Call Centre – ISS’ National Call Centre provides 24/7 coverage and is powered by top-rated Avaya Contact Centre Select software, leveraging our signature ‘Service with a Human Touch’ culture and values. Please refer to question 9.3 for details on our National Call Centre.

• World Class Systems – We have invested in the processes, systems and software to provide a solid asset management framework, powered by IBM’s TRIRIGA Computerised Maintenance Management System (CMMS) software, integrated with mobility-based work order delivery for our field technicians, as well as sophisticated auditing, compliance, reporting, data visualisation and customer web portal tools to provide transparency, real-time monitoring and verification of service quality in an integrated facilities services solution, which we call FMS@ISS.

Our Approach to Asset Management
ISS takes a risk-based approach to asset management, meaning we assess each asset individually to determine the best maintenance approach for each asset. We base this decision on a variety of factors, including its criticality to your operations, condition, age and expected lifespan, as well as other factors relating to the likelihood of breakdown or current asset condition.
